Best CINC Alternatives for Real Estate Agents (2026)

Last updated September 2026

CINC built its reputation on lead quality, and that reputation is earned. It's a premium lead-generation platform with real onboarding support behind it, and for a high-volume team whose whole model runs on paid leads, it's a serious option.

The friction starts before you can even evaluate it. All four tiers (Solo, Ramp, Pro, and Select) route to a "Request Pricing" form rather than a number, so there's no way to compare CINC against anything else without booking a call first. Third-party reviews put it somewhere around $899 to $1,500/mo, but that's reporting, not CINC's own published figure. The contract term isn't published either. The add-ons that are priced publicly tell you something about the shape of the bill: CINC AI starts at $200/mo, and a 3-line dialer is $75/mo. This list was built from CINC's own pricing page, re-verified in September 2026. We build every alternatives page the same way, including this one: ListingStack is listed first, and we're disclosing upfront that it's our own product.

Why agents look for a CINC alternative

You can't see the price

All four tiers, Solo through Select, route to a "Request Pricing" form. Evaluating CINC against a published-price CRM means booking a sales call before you can even make the comparison.

The contract term isn't published either

CINC's pricing page doesn't state a contract length as of September 2026, so both the price and the commitment get settled in a conversation rather than on a page you can read first.

The AI is a separate line item

CINC AI starts at $200/mo on top of the platform, and the dialer is another $75/mo for 3 lines. Those are the add-ons CINC does publish a price for.

Onboarding is heavy

A recurring review theme describes the platform as overwhelming at first. The ramp-up is real, which matters more when you can't see what you've committed to.

The alternatives, honestly compared

  1. 1.

    ListingStack

Complete CRM + AI lead concierge, no setup project

Full disclosure: ListingStack is our product. We put it first because this page exists to make the case for it, but every entry below gets its genuine strengths named, and the “who it fits” lines are honest, including ours.

The full CRM (contacts, buyer and seller pipelines, deal tracking) plus an agent website with lead capture, document templates with an AI digitizer, drip email and AI-written campaigns, and an open-house QR kiosk, all in one plan.

Pricing: $69/mo Agent plan, 14-day free trial, no card required. $149/mo Pro Concierge (founding price, $199 after) adds the AI lead concierge. No contract, no setup fee, no sales call.

Genuinely good at: The AI concierge answers new leads by email within minutes, so the CRM works even while you're mid-showing, and the website, documents, and campaigns ship in one plan instead of a pile of add-ons.

The catch: It's responsive web, not a native iOS or Android app, and there's no live MLS/IDX feed; listings are entered and managed directly in ListingStack. Texting is a Pro Concierge add-on at $39/mo plus a $39 one-time setup for carrier registration.

Best for: Agents who want a complete CRM without a setup project or a per-seat spreadsheet to manage.

  2. 2.

    Follow Up Boss

The cleanest CRM in the category, on purpose

A contact and lead-follow-up CRM built specifically to be CRM-only: no website, no lead-gen, no AI responder. You plug it into whatever lead sources and tools you already use. Zillow acquired it in December 2023, and it's now the CRM inside Zillow Pro, Zillow's agent software bundle.

Pricing: $69/user/mo (Grow plan), jumping to $499/mo for 10 users. Calling is a +$39/user/mo add-on. No contract, 14-day trial.

Genuinely good at: It's genuinely excellent at the one thing it does. G2 reviewers rate it 4.6/5 across 115 reviews with a 9.0/10 ease-of-use score, and it's one of the easiest CRMs to learn in the category.

The catch: By design, it stops at the CRM: no agent website, no lead capture, no AI that replies to leads for you, so you're assembling and paying for the rest separately. Per-seat pricing climbs fast as a team grows, and since the Zillow acquisition the product roadmap belongs to the same portal many agents already pay for leads.

Best for: A team that already has a website and lead sources and just wants the cleanest possible CRM to sit in the middle.

  3. 3.

    IXACT Contact

Website and CRM bundle with a la carte everything else

A CRM with email marketing, a monthly e-newsletter, an agent website, a mobile app, and Google calendar sync.

Pricing: $55/user/mo ($46.75/mo annual), with additional team members at $34/mo. Free trial, no contract, cancel anytime.

Genuinely good at: The core plan bundles more out of the box than most simple tools, website included, with no contract and a real free trial to test it.

The catch: IDX data is a further +$50/mo plus a $69 setup fee, Social Stream is +$20/mo, and text marketing is +$5/mo plus per-message credits. Complaint themes include email deliverability, email-only support, and Google sync issues.

Best for: An agent who wants a website bundled with the CRM and is fine assembling IDX and texting separately.

  4. 4.

    Real Geeks

    Lead-gen platform that assumes a paid-ads budget

A CRM and IDX website platform built around paid lead generation, with lead packages layered on top of the base plan.

Pricing: $399/mo plus a $500 one-time setup fee, including 2 users; users 3 to 10 are $25/mo each. Lead packages run $299/mo (social) to $599/mo (search or seller) on top, and IDX feeds are $10/mo per MLS board. Contract is 6 or 12 months.

Genuinely good at: G2 reviewers rate it 4.5/5 across 108 reviews, and the website-plus-CRM bundle is real, not a patchwork of separate tools.

The catch: The platform fee is the floor, not the cost: lead packages add $299 to $599/mo, each MLS board is another $10/mo, and the leads still depend on ad spend beyond all of it. It also commits you to a 6 or 12 month term, and the lead guarantees only apply while that term is running. Complaint themes include a dated interface.

Best for: An agent with real ad budget who wants a single platform to run paid lead-gen through.

  5. 5.

    BoldTrail (kvCORE)

Enterprise suite built for a team with staff to run it

An all-in-one lead-gen and CRM suite from Inside Real Estate, with a strong lead engine, automation, and training content.

Pricing: Quote-only, sales-gated pricing; solo agents have reported roughly $499 to $750+/mo. Annual commitment by default, with BBB complaints about the cancellation process.

Genuinely good at: A strong lead-generation engine and an unusually deep library of training videos, genuinely useful once the platform is configured.

The catch: You have to talk to sales to learn the price, setup runs 2 to 4 weeks, and even five-star reviewers describe features they aren't using ('there is so much I am not using'). It reads as built for a buyer who has staff to run it, not a solo agent.

Best for: A team or brokerage with the headcount to configure and operate a full lead-gen suite.

Common questions

  • What is the best CINC alternative for a solo agent?

CINC's Solo tier exists, but it's still quote-only. If you want to see the price before you talk to anyone, ListingStack publishes it outright ($69/mo Agent, $149/mo Pro Concierge, no setup fee, no contract) and the AI concierge is in the plan rather than a $200/mo add-on.

  • How much does CINC cost?

CINC doesn't publish it. Third-party reviews report roughly $899 to $1,500/mo, but that's secondhand reporting rather than a figure CINC stands behind publicly. The two add-ons it does price openly are CINC AI from $200/mo and a 3-line dialer at $75/mo.

  • Does CINC lock you into a contract?

The pricing page doesn't state a term as of September 2026, so you'd need to ask during the sales call and get it in writing. Of the alternatives on this page, ListingStack, Follow Up Boss, and IXACT Contact are all month-to-month with published terms.

  • Do I need a sales call to see CINC pricing?

Yes. All four tiers route to a "Request Pricing" form. BoldTrail (kvCORE) is the only other platform on this page with the same model; ListingStack, Follow Up Boss, IXACT Contact, and Real Geeks all publish their pricing.

  • Can I switch from CINC without losing my contacts?

ListingStack offers free white-glove migration for founding customers. See listing-stack.com/switch for details.
